PREFACE

Dear my CEV friends,

After completing my 50 hours MEP at Jalandhar on 30th April 2019. I came back to Kolkata. After coming back due to work pressure I was unable to concentrate on my preparation. I purchased the full Volume of Kanga Sabapathyjis books of 20 volumes in soft copies. Then I started reading it. The Volume – 18 contains question and answers of IBBI. I find that the questions are easy but tricky and on the basics of the subject.

In Volume–18 there are question with answers and it is not possible to memorize the answers or consult text at the same time. We are all professionals and have very little time for study. I made a hard copy of the Volume–18 and started writing remarks on the margin. Then I thought if I make a soft copy of the book with reasoning it may be a help to my fellow CEV members who are appearing in the IBBI Examination for asset class Land & building.

Valuation is a multi disciplinary subject. Property law is a major part of it. It is impossible to memorize the answers, but if you know the basics it is easy. Then I started preparing my own notes.
I have passed AMIS examination in the year 2001 at an age of 52 years and passed IBBI for Land and Building on 10th October with 71% marks at the age of 71. So Age is not a factor. Before the examination was subjective but now it is objective. Either is right or wrong. If wrong and minus marking is there. I prepared the note on the principle of “WHY IS THE BOSS OF HOW”.

Basics of valuation of Land and Building and Plant & Machineries are same. It is “present worth for future benefit”. Only difference is that Land and Building is immovable in nature and location is the prime factor for valuation. Plant & Machineries are moveable.
I give full regards to Shri Sundeep Bansalji and his team for giving us a platform “Council of Engineers & Valuers” & CEV IAF RVO for training.
In this note I have covered full Volume–18 with reasoning as much as possible. If there are any error or doubt or modification needed please inform me.
